  1. What kind of pets do you allow? Do you permit exotic pets?
    Cats and Dogs are allowed with a 1X pet fee of $300 and a monthly pet rent of $30 per animal. We apologize but our insurance does not allow pit bull breeds at this time.
  2. How many pets may I have?
    There is a limit of 2 pets per household
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    $300 non-refundable one-time fee + $30/month pet fee
  4. What must I bring with me to tour an apartment?
    You must bring a photo ID
  5. What are your fees and monthly charges?
    Rent payment is due monthly on the 1st of every month.
  6. What are the income and credit qualifications?
    35% of monthly gross income
  7. What is acceptable “proof of income” to sign a lease?
    Pay stubs or an employee offer letter or a bank statement showing money being deposit into your account on a regular basis will be accepted.
  8. What happens if I qualify for an apartment, but my roommate does not?
    A co-signer may be needed - this will depend on income / credit combined
  9. Is my security deposit fully refundable?
    Yes, pending damages, rent, etc.
  10. Can I change to a month-to-month lease plan after my first year?
    Yes at an additional cost.
  11. What utilities are included in my lease?
    Heat, water, and hot water
  12. How long is the term of the lease?
    12 months
  13. Do you accept leases for short terms?
    Yes, with an extra fee
  14. Am I required to have renters insurance?
    Yes with minimum of 300,000 liability coverage.
  15. Do you offer furnished apartments?
    No
  16. Do you offer corporate apartments?
    No
  17. If something needs to be repaired in my apartment, how do I report it?
    Call 302-994-2505 or submit a work order request on the resident portal or email the property manager at cjohnes@sovproperties.com
  18. When is my rent payment due?
    The 1st of every month
  19. What day of the month am I liable for a late charge?
    The 5th of every month
  20. Will you accept electronic payments from my bank?
    Not at this time
  21. Is there a place where I can pay my rent after office hours?
    Not at this time - Rent needs to be mailed to the corporate office or paid on the residential portal.
  22. There is a person who might be staying with me for a while, is that permitted by the lease?
    Yes, let an agent know
  23. Do you have reserved parking?
    No
  24. I have a motorcycle, where can I park it?
    On the street. Garage parking may be available please see agent
  25. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes
  26. Can I install my satellite dish at my apartment?
    No
  27. Do you have cable services?
    Yes, units are cable ready
  28. Does the property have a fitness center?
    No
